Being in the 'annexe' worked well for us, but if we were to revisit Venice, the main building with breakfast would have been more convenient.

breakfast not worth having. better going to a local cafe for fresh croissant and good coffee. room spacious and clean, as was in the annex which is a few minutes walk away, along side the canal. good room but no soundproofing from next door rooms. was given access key to main building so could use the garden if needed.

VERY CLEAN room, bathroom and great facility of communal kitchen and courtyard. The lady who waited for us WAS TOO kind and waited for us to arrive. THANK YOU. Our room is easy to find along the San Marco area- after a long day of walking. The ferry stop to San Roma was a few steps away. TOURISTS WHO HAVE NEVER BEEN TO VENICE... PLEASE NOTE. Most Rooms in Venice are tiny regardless of the price.So do not think you are ripped off. We DID EXPECT our room to be small ( considering my boyfriend is 2m 2cm). IT was exceptionally clean and a comfortable bed after hours of walking. I WOULD recommend this hotel. ( as we are coming back again to this hotel in 2009.

Please, avoid the ANNEX building! Its far away from what You see in the pictures. No proper reception - it means You can have problems if You arrive later then it was planned, or at night. Breakfast - limited choices, but location is pretty good, very close to San Marco square.
